City Council discusses recent housing study
City Council was given a presentation on the results of the recent housing study Monday evening.
The Housing Opportunities Analysis study was funded by the City of Tiffin and conducted by DiSalvo Development Advisors, LLC starting in November.
Presenting the results was Tiffin-Seneca Economic Partnership Project Manager, Nick Dutro.
Dutro said one line in the study made an impact on him, “The Tiffin market represents one of the most underserved housing markets in Northwest Ohio.”
“The lack of rental and for-sale housing development has resulted in an extreme shortage of housing that prevents prospective homeowners and renters from moving into the area,” Dutro said.
Within the study, 18 rental properties were surveyed — and of those surveyed — only two were vacant. At the time of the release of the study only 30 homes were listed for sale above $50,000.
The study also indicated 6,600 workers are estimated to commute into Tiffin.
Dutro said DDA stated there is a market that exists for 330-450 new housing unites — which could be achieved through 200-260 rental housing unites, 90-130 for-sale single-family homes, and 40-60 for-sale condominium/villa/duplex/townhouses.
The study has also indicated eight potential sites within the city limits for potential development.
“Results of the study point to the rising costs of construction that have made it increasingly difficult for builders, especially in the multifamily sector, to deliver housing to smaller or secondary markets,” Dutro said. “A market clearly exists for all types of housing throughout the Tiffin area.”
CEO and President of T-SEP David Zak said they are in discussions with potential developers coming to the area to help with the needs indicated in the study.
During the meeting, Zak also discussed his upcoming trip to Japan for an investment conference and to further relationships with Japanese companies and officials. Zak also requested council fund the trip for Mayor Aaron Montz to also attend.
Council approved the motion to allocate $6,000 from the general fund for the mayor’s travel.
“I believe this is money for economic development and the people of Tiffin will reap the benefits,” Councilman Rich Focht said.
Council announced a special meeting for a second reading of the motion and a suspension of the body’s three reading rule at 4 p.m. July 22 in Council Chambers, located at 51 E. Market St.
On another matter, during the meeting Mayor Aaron Montz provided updates of recent city projects, including the street paving projects are to start, the street-scapes on Market and Perry streets are nearly completed, as is the splash pad project.
Council also approved the resolution to appoint Bryce Riggs to serve a three-year term on the Planning Commission now through Dec. 31, 2021.
